The background

In December 2023, settlement of Martin Lameski’s property took place. Rather than a single house, it was a multi-dwelling property made up of a house, a second dwelling and a machinery shed. Located in Cranbourne, Victoria, Martin had bought the place as an investment property

In February 2024, Martin was issued with a Council Notice informing him that there had been numerous unapproved alterations to the three structures, which needed to be removed. The buildings needed to be reinstated to their original layout, in accordance with the existing Council plans.

What happened next?

In March 2024, Martin submitted his claim to us, along with the Council Notice. In June that year, we instructed CRD Building Consultants to inspect the unapproved structures on the property.

What did we do?

We accepted Martin’s claim under the illegal building works coverage, Covered Risk 4.6. We engaged CRD Building Consultants to assist with the scope of works, which indicated extensive building works were required in order to comply with the Notice. CRD assisted us in engaging a builder to prepare a building quote, which came back at over $300,000. We offered Martin the Policy maximum for illegal building works, which is $160,000. He accepted our offer and the claim was finalised.
